If someone is in the middle of having a house built and they die what happens with the deal? They put earnst money down. Thank you

Rights to the deal (the contract) generally pass to the heirs and the contract determines the extent of those rights. You should contact an estate attorney with good real estate knowledge and experience as soon as possible.
