Mobil Home

My mom and dad gave me 40,000 to buy a mobile home,I lived there for a year, but because of my divorce, was unable to pay lot rent, a friend said they would buy the mobile home, but had to wait awhile to get financing, I wrote up a simi- contract, stating they would pay me x-a mount each month.They promiced me they would get financing a soon as they could, unfortualy I didn't put it in the so called contract that they needed to get it with in a certain amount of time, it has been two years now, and nonthing, a friend of mine told me he would perurce the contrat at 9 and half instrest rate, and they refused, our agreement was for them to get financing, and when they didn't I found it for them, but they refused it. I hold the title to the mobil home, they pay every month, my dad was hurt a few months ago, and they need the money to live on. Is there anything I can do. To get them out, so I can sell it. I've been more then fair, but I want what they promised.
