You do not have to have a lawyer, but it is certainly recommended. We are talking about real property and the costs for not doing this correctly would quickly surpass the cost of a lawyer.
If you are concerned about costs, you can hire the lawyer to just provide you limited advice on procedure and the like (called unbundled services). The lawyer, in this circumstance, does not appear in your case and you act "pro se" but you still have counsel on the process. Good luck.
