Rent home previously listed for sale

I've listed my second home for sale with a real estate agent, but now want to withdraw the home from the sales market and offer it as a rental property.

Would this be considered a breach of common real estate contracts?

No, it would not be considered a breach. The contract obligates you to offer the home for sale, when you are offering it for sale, for a period of time through that realtor. You are never under an obligation to keep a home on the market or to accept any offer. If you want to rent rather than sell, you are free to do so. The purpose of the contract is to give the real estate agent/broker the exclusive ability to market the home on your behalf.
