Legal Question in Real Estate Law in Colorado

Rroker not advising client of hazards of 2nd mortgage.

Broker sold a home for me. Did not propely advise me of the hazards of me accepting a 2nd mortgage as part of the sale. House is now in foreclosure. I am sublect to lose $40K. Does the broker have any legal liability. He brokered another home for me with another 2nd that may go into foreclosure also.
