Legal Question in Real Estate Law in Colorado

My son is renting a home with the option to buy at the end of april 2012. the land lord has accumulated $4000 for him to put down as a down payment. he can not afford the payments to buy so does he get the $4000 back? he lives in firestone colorado.

That depends entirely on the terms of the written agreements. I pray he had the sense to hire an attorney to review and draft the documents. If not, it is time to hire an attorney now to see about his rights.
