In the State of colorado is a quitclaim deed valid with an assignment of a life estate attached to it between a mother and daughter?

There are so many issues at play that I strongly recommend you do not do this until you speak with an estate attorney.
First off, unless you own this free and clear, any transfer must be approved by the lender. Second, if the transfer is for less than fair value you risk medicaid. Finally, the taxation is less favorable now as opposed to when it is provided on passing.
Do not do this without advice or you will regret this.
