Unwanted Guest removal

Do I have to give written notice to friends whow asked to stay with us for few weeks untill they could find a apartment. It's been two and 1/2 months- We have told them they need to find thier own place, but they don't appear to even be looking. They are not paying rent, only the amount over what our normal utilities would be and food. The whole arrangement was verbal and nothing signed. It's time they moved on any suggestions?

No. You need to get a backbone and tell them to leave. They are not tenants under Colorado law. I suggest you ask what luck they have had in finding a place, show them rental and tell them they must be out by a date certain. It is clear your "friends" are not considerate of your needs and will take advantage of you as long as you let them. Obviously , if you feel retaliation in some form is possible, you may change the locks and put their things outside. This might be best done after a "final deadline " has been made and passed. You can alway suggest a motel for them. If you were to ask them for a substantial rental paymetn for the past month, they may also be more willing to move, especially a high one, although this could complicate matters legally speaking. You coould always "invite" another guest and force them out, etc. Good luck.
