Can I become a joint tenant in my father's $200,000 home if he has recently signed a deed of trust for $90,000

Nok, not without the written consent of the mortgage company. Additionally, your father should be advised about why making you a joint tenant is the worst way for him to plan for that property. Consult with an attorney who specializes in estate planning for further advice.
