Transfer of deed to house
I am executor of my mother's estate in Colorado. She had exactly one asset at death - her home - which is to be given to my disabled sister. ON PAPER the home is worth about $140k. What is the simplest way to transfer the deed to her?

If the Will indicates that she is the devisee of the property, then the transfer is by Personal Representative's Deed. If you haven't yet opened the estate, you will need to do this before you can issue a Personal Representative's Deed.

Because the value of the house exceeds the limit under our Probate Code for disposition by small estate affidavit, you will need to complete the probate and administratoin of the estate. When it comes time to make the final distribution from the estate to your sister, this can be accomplished by executing and recording a personal representative's deed. This can be done along with the other matters that will be required to close the estate.
