Joint tenant with right of survivorship & a mortgage

I am currently on a relative's home deed (The document is called a Quit Claim Covenant) as a ''joint tenant with right of survivorship'' but I am not on their mortgage. They are getting along in age and with the current economy have had difficulties keeping up. Currently I live separately from the relatives, but I am looking to move in and take over the bills. What will happen if my relatives pass and I am not on the mortgage? I would like to keep the home and continue to make the payments after they are deceased. My credit isn't the greatest, so getting a mortgage myself is out of the question. What should I do?

Since you aren't on the mortgage, I would think the lender would be thrilled if you continued paying it. if for any reason the mortgage is foreclosed upon you would own the property with the successful bidder or the lender.
