Legal Question in Elder Law in Connecticut

My mother (99 years old) is on Title 19, living in a nursing home and had Life Use of a house that I now own. Can I rent the house or sell it even though she has "life use" and will never live in it again?

I think she should sign a quitclaim deed relinquishing her life use.
