getting divorced, want transfer (quit claim?) owner ship of house to wife with the provision, she will pay me x number of $$ when the house is sold and she is responsible for current debt.

You will need to include the terms of the transfer in your separation agreement. You need to make sure you give her the responsibility to pay the mortgage, taxes, etc. and hold you harmless. You should include a limitation on her a time put the house on the market to sell or refi. Also you should include a means to price the house and to reduce that price if the house does not sell.

You should probably have an attorney help you.
