According to C.G.S.A. 46b-80 either party to a divorce that claims an interest in a property in which the other party also claims an interest, can cause a notice of lis pendens on the property. This gives notice to anyone interested in buying the property, that there is a dispute over ownership. The lis pendens effectively prevents either party from trying to sell or encumber the property until the final property settlement.

C.G.S.A. 46b-81 is the statute that allows for the transfer of the property at the time of the final decree of dissolution.

I hope that helps.
