Legal Question in Landlord & Tenant Law in Connecticut

non-paying Tenant won't move...

Hello, I own a small cottage on my

property which is rented. The current

tenant hasn't paid rent since she

moved in (excluding initial 1st, last

and pet security) She is smart and

manipulative, quoting laws when

approached. Won't return calls and

when confronted avoids

communication. The thing is after 4

months of no rent I really don't have

the resources to pay my insurance

and taxes let alone legal help. I need

her out but don't want to break the

law by turning off her water, power,

etc. I'm thinking of starting a

construction project there. I am at

wits end. Can I disturb the

environment so severely she has no

way of entering or residing? I am

ready to sell my property because of

her. wit's end.

You can't resort to self-help like that. If you cannot afford an attorney then you should speak with the clerk at the nearest Housing Court and he or she will give you the forms and tell you how to do the summary process yourself.

As frustrating as it seems, you are going to have to follow the legal process of evicting the tenant. If she is not paying rent, then she has no right to be there. You cannot force her to leave by using the means you mentioned. That is simply illegal and you subject yourself to liability.
