Breaking a lease
I am a landlord and my tenant's current lease is up in November. The called me at the end of July and gave me 30 day notice that they were moving out and breaking the lease.
They also decided to not pay me the rent for the month of August as of yet anyway I am guessing that they figured the deposit could be used for this even though the lease said it is not to be used for rent. I have placed an add for the past 2 weeks and have not yet found a new tenant. Can I hold them to the lease term and can I get back the cost incurred to locate new tenants from them. also if this ends up a legal matter in court can I get attorney fees back?

It depends on what your lease says. Usually it provides for attorney fees to get the rent money. Usually does not provide for the cost of finding a new tenant, but it might.
