Legal Question in Real Estate Law in Connecticut

In Connecticut, regarding newly built townhouses, is it up to the buyer to pay for both the "purchaser" and "sller" attorney fees? Also, are paying the closing costs negotiable?

The usual rule is each side pays its own attorney fees, but it is a negotiable item.
