''discrimination'' against prospective tenants
I live in a duplex and am renting out the upstairs apartment. We do not want to have infants occupying it, as the walls are thin, and we don't want to be woken up in the middle of the night. This is the only property that we own. Do we have to rent to families with infants?

It's illegal to refuse to rent to a family with children. However, it's not illegal to (reasonably) limit the number of occupants you will allow. For example, you could put a limit of two occupants in a one bedroom apartment, or three occupants in a two bedroom, etc. Then it's not a question of children per se, it's a question of how many people, children or otherwise, you're willing to pack into a space.
