If you own it with your parents by way of a survivorship deed, it will go to you and the still-living parent when the first parent dies and to you when the second parent dies (assuming they die before you do). If it'snot a survivorship deed, but rather you took title as tenants in common, not as survivors, then the parent's share would pass by way of their will, if they have one, or by laws of intestacy if they don't have a will. If there is no will, who gets a portion depends on a lot of things, i.e., are your siblings half brothers and sisters, or whole, how much is the property (and any other property the parents may have) worth, etc.
