Legal Question in Real Estate Law in Connecticut
I have a house in CT and my father has life use and quit claimed the house to me. He lives in senior housing now and hasnt paid a dime toward the house in 5 years, What are his rights and my rights?
I have made all the mortgage payments. Can you give me a link for CT rules for life use.

I don't think there are any CT rules that address this issue. I do believe the answer lies in the case law which would require legal research. However, if he isn't exercising his life use, and you own the property, I'm not sure what your question is. It merely appears to me that he is not exercising his rights and so long as he doesn't then you can use the house as you see fit. It may be best if you can convince him to sign a quitclaim deed that relinquishes his life use and then record that deed on the land records.
