Legal Question in Real Estate Law in Connecticut
Listing Contract
If an 'Exclusive Right to Sell' contract is made with two owners' names (both on the property deed), but only one signs the document, is the document legal or binding?

Re: Listing Contract
The contract is binding as far as the one who signed owing a commission to the Broker if they brought a client ready/willing/able to buy or to re-imburse broker for expenses, etc. but it can't force the non-signor to sell.
Re: Listing Contract
The agreement might be enforceable against the joint owner. (This is not a sales agreement but a real estate listing agreement, right?) I would really have to see the agreement and understand the relationships of the owners (husband/wife, business partners, etc.) before giving a better answer. I would be happy to discuss this with you further.
