Legal Question in Real Estate Law in Connecticut
I moved into an apartment with 3 other people, and all of our names are on the lease. One room mate moved out before the lease ended, leaving us with all of her furniture and a dog we are not permitted to have on the property. There is a $2000 fine for breaking the lease, that we were told would be levied against each name on the lease, and there is a $350 fine for the dog if anyone finds out. We did not want the dog, but we don't want it to end up in a shelter (the dog shouldn't die because it was bought by an irresponsible person). Additionally, the former room mate owes everyone a lot of money through various things, including not paying rent/utilities. She does not plan to pay us back, refuses to take her dog, and has not made any concrete plans to take her furniture/belongings that didn't fit in the car. My question is: What are my rights in this situation? Can we sell the furniture to make some of our money back? Can we go ahead and throw away her things?

I think you should sue her and also sell her stuff to collect the money she owes you. However, you probably should send her a letter stating she has so many days to pay you the money she owes and get her things, and then after that date, if she doesn't, do your thing.
