All negotiable?
I called a leasing agency about renting an apartment for three months time with the hope that I would move in on the 15th of one month and then move out three months later on the 15th of the third month. My agent told me that they do not do mid-month leases, so that they would pro-rate my first half month and then I would have three full months to pay. I asked again if she would check to make sure they do not do mid-month move outs and she assured me they do not. Upon getting to the complex, however, I found out that three of my colleagues who lived there were given pro rates for their move out months, and some did not even stay a full three months. All of them signed their leases in the few days right around mine. My agent assured me that no one had pro-rated third months, and when I showed her my colleague's lease, she then said, ''Well they must have negotiated that.'' My apartment and another apartment with two Asian tenants were not given pro-rates while all the other apartments have been. Also, can they rent out my apartment before the end of my lease? They have told us that they expect us moved out by our indicated move out date, which is before our lease ends.

It's all negotiable; your agent should have checked w/ managment to be sure if they'd pro rate (although it is unusual for managment to pro rate). They can re-rent your place in anticipation that you are going to move out, at least they can if you don't have an option to renew in your lease. They would probably have been reluctant to give you a pro rated three month lease if they thought you were going to renew, however. The reason is that landlords prefer a longer term lease. Every time there's a change of tenant they have to do at least some cleaning and renovation. They'll price that into your rent for a short term, but it gets complicated if you have renewal options.
