Purchase agreement
I accepted and signed an offer on my property, which had a closing date of April 13, 2007. The buyer has been unable to get approvel for what they want. Now it is May 20 and I have a offer for more and a cash deasl. Am I still obligated to the contract.

Probably not. I would need to look at contract number one, but in all liklihood, if you return # 1's deposit and have your agent (or attorney) send a letter notifying # 1 you are cancelling the deal, then you would be free to move on with nuimber 2.
