quit-claim deed

I am looking at a quit claim deed(survivirship special) That is between father and son. The deed grants to both as joint tenants with quit-claim covenants. What does this mean. Does this mean that the father gave the house and property ect.to the son? There is a brother and another son involved yet not named. the father passed away. This is in the state of connecticut.

It means that when the father passed away, the property went to the son on the deed. The other 2 sons are out of luck (unless they can show fraud or duress).
