I would like to know what is the maximum period of time someone in a lease for an apartment can be late paying rent before the Landlord can act ? Does this still apply if some other time (grace) period was specified in the lease. Meaning does State Law overrule special arrangments or vice versa. Also can the landlord charge late fees for being late if they haven't been outlined in the lease ?

By law, the landlord must allow a 10 day grace period; the parties could agree to a longer period, but not a shorter one. Can't collect a late fee if it's not in the lease.
