Transfer of deed to minor
I would like to transfer the title to my home to my grandson who is 16. I have medical issues and want to make sure that he has a home to live in should something happen to me. Can I put the house in his name? and how? Can I use a quit claims deed?

You can quit claim it to him, but it's fraught with danger. At 18 he can do what he wants with it, including selling it. It would be better to set up a trust for him and put the house in the trust.
