Transfer of ownership
My sister and I are joint owners of a mortgaged property. Is it possible for me to assign my ownership to her(so that she becomes sole owner)and remove myself from the mortgage without modifying the terms of the existing mortgage? In other words, I want to be removed as owner from the property and removed from all mortgage obligations without my sister having to refinance or obtain a new mortgage loan. Is this possible?

Removing you from the title doesn't remove you from the note secured by the mortgage. Sometimes the bank will release you, if your sister's credit is good enough on her own, but usually you have to refinance. Check with the bank first.
