Quit Claim Deed; If we fill out the current form, both sign, have it notorized and record it in the manicipality where the property is located, is that leagl and will hold up in court?

I'm not sure why you "both" are signing. Who is quit claiming to who? The person who signs over the property, or a portion of the property signs it and notarizes.

Yes, it must be signed, WITNESSED BY TWO PEOPLE, and notarized, then recorded in the town clerk's office where the property is located.
