I bought a house with my girlfriend.we are now splitting up. she put in 25k I put in 100k the house is worth 629k and the mortgage balance is 470k legally how much do I have to give her and can I make her leave?

If she is on the deed, then you can't make her leave. Regarding what you have to give her, there is really no exact legal answer since you are not married. It appears that the equity isn't a whole lot more than what you put into it, so I would suggest offering her the $25K in return for her giving up her ownership rights.
