since lease for apartment in DC just yesterday but now have misgivings - any recourse other than terms of lease - three day rule?

No three day rule in DC. An attorney would need to read the terms of the lease to see if there's anything that would allow you to opt out of the lease. You probably have an uphill battle. A DC lawyer can explain the consequences of defaulting on the lease. Please feel free to contact me.
