Updating a Tenant (by the agent)

1. I was late paying the rent. The agent would call and I'd pay immediately. A year later, they now say I owe them late-payment fees. They never mentioned this on the phone or at any time during discussions with the.

2. I told the agent we would be leaving early December. They said (on the phone) not to sign the new contract. I called them on the November 6 to tell them we'd be gone by December 4. Then they said they needed 30-days from the first of the month.

I understand the lease dictates the rules; however, if they'd told me late fees were due, if they'd told me the 30-day from the 1st rule, I would've acted accordingly. I spoke to them enough on the phone. They gad more than enough time.

What should I do?

Pay whatever you owe under the terms of the lease, including the full rent which will be due for the month of December since it would now appear that the earliest you could now legally vacate the premises would be the end of December.
