valid lease agreement

I have a lease that has two signature pages - one for the lease agreement and the other for an addendum to the lease. The landlord signed both signature pages, but the tenant only signed the addendum page. The tenants have been in the property since April and eviction proceedings have been initiated because they are behind on their rent.

Is the lease considered valid, if the tenants didn't sign the signature page of the lease? Or, is this point moot because the lease was acted on by the landlord?

Yes, such a lease would be considered valid; the addendum with the tenants' respective signatures plus their occupation of the premises and at least some payment of rents are more than enough to validate such a lease.
