Acceptance of an offer after deadline

My partner and I made a full price

offer on a house with a deadline

within 24hs after submitting it. The

''motivated'' seller signed the offer

and his agent faxed to our realtor

about 8 hours after the deadline. We

accepted the offer anyway. Two days

later, the seller's realtor said the

offer is not valid because of

submitting after deadline and they

had multiple escalating offers. We

feel cheated. We believed the realtor

was shopping around with our offer

and he strongly believes he can get

more for that house. We have a copy

of the contract with signatures from

the sellers. Our realtor's agency legal

dept is looking into that however

what rights do we have in a situation

like this? and if we decide to sue, is it

worth it? do we have a chance to

win the case? Thank you for your

If I read this correctly, you made an offer-requiring the acceptance within 24 hours. You received acceptance of your offer at the 32nd hour. Now, the seller seeks to back out, claiming it accepted too late? I think the seller may well be in breach and that you may have a case. Of course, I'd need to see the documents.
