''Conveyance of Land''

Through what type of conveyance can a surviving parent, who had a tenancy by the entirety and is now the sole owner, remove the deceased parent's name from the title and transfter 1/2 interest in the real property to an adult child?

It sounds like what you may want is:

John Doe, widow, conveys a 1/2 interest to John and a 1/2 interest to Junior as tenants in common. Jane Doe's death certificate would eveidence John's sole ownership.

If you desire that John's 1/2 or Junior's to pass to the survivor of them, the deed would be John Doe to John & Junior as joint tenants w/ right of survivorship.
