Eviction

If my tenant is 2 months behind in rent. Do I still have to give a 30-day notice or can I give a 5-day notice.

Depends on whether the tenancy is residential or commercial, the type of lease or tenancy, and whether the lease includes a waiver of notice. See a lawyer who practices D.C. landlord/tenant law.
