Legal Question in Real Estate Law in District of Columbia

Property Title

Title company tells mortgage company that my house is titled to me and my mother Before my grandmother pasted she requested that I add my name to the Deed. She also said that my mother had initially added her name incorrectly in the past and wanted it removed. I went to the Deeds Office and retrieved what I thought was only Deed on the property. I submitted the Deed Document signed by my grand mother, witness by a friend and notorized adding my name as Joint Tenants with rights of Survivorship. Lastly, I have gone on-line with the DC Deeds office and still only see my name with my grandmohters name. However, the title companies does not concur. Please tell me how do I proved that my mother's name was not added correctly and should not be there.

If your mother refuses to execute the quitclaim referenced by attorney Holcombe, you may have to file an action to quiet title in the D.C. Superior Court in order to get her name removed from the deed.

It appears your Mother is still on title along with you. Generally speaking, she will have to give you a quit claim deed to get her name off. It appears that you did add your name to the deed but your mother did nothing to get her name off. If you believe this is a mistake or there's some fraud you need to hire an attorney to review the title documents and give you a legal opinion as to your options.
