real estate fraud

i entered into a contract o purchase a property 7-18-05 the seller wanted to close in 2 weeks. they advised that within 2 weeks of notifiaction of property being ready have appraisal and close. Received notication property ready and home inspection. No gas line to property willing to go to closing since gas company will install line. received lettter from realtor that deposit to install gas line not received until 8-26-05.Title company advised that property cannot be transfered owner has lis pedens on property. seller offers to release buyer i.e ( myself) from contract. I advised would like to continue with sale, no response. My questions is what are my options to force seller to honor contract or should i place my own lawsuit to monetary damages for breach of contract. Should file my own lis pendens lawsuit to place lien on property

Before leaping ahead into what could be quite expensive litigation, why not follow up your renewed offer to purchase with a phone call to the seller to ascertain precisely what his or her intentions might actually be with respect to your last offer?

The answer may rest with language in the contract. It would really be best to see the contract before advising you.
