Legal Question in Real Estate Law in District of Columbia

unreleased liens

I just found out there are old, unreleased liens on my property that are preventing me from selling my house quickly. How do I put pressure on the banks who did sloppy work in the past to fix this mess rapidly now?

I have title insurance and my title company has issued a letter of indemnity to my would-be buyer but the buyer is still not comfortable enough to go to settlement. My sales contract promises that I will come to the table with a property ''free of liens''. I can't back out without complications from the buyer, who will try to hurt me financially when I ask him to release me from the sales agreement. I could try to then sue the title company but what I really want to do is SELL THE HOUSE NOW! How do I get the parties to move faster?

Re: unreleased liens

Keep pressuring the ones who are suppose to be executing/filing the releases of these liens.(Not a terribly satisfactory answer but stepping into litigation would likely even be worse.)
