Legal Question in Wills and Trusts in District of Columbia

Probate query

Over 20 years ago, purchased DC condo with two parties: today one is living, the other deceased. The decedent's share passed through his Will to his wife, still living. The living signatory has agreed to Quit Claim his share to me, and also obtain the signature of the decedent's widow. The decedent lived in NY; his widow now lives in suburban MD. All are amenable to being removed from the property. I understand the matter must be probated now. What steps must I take to ensure that I am the sole owner of the property?

If the probate of the deceased's estate has already closed and his widow is now the legitimate owner of his one third share interest in the condo property, there would be nothing to probate in terms of this property.
