You must probate your mother's estate so that you have the legal ownership of the property and can sell it. Depending on when your mother passed away, and what assets she had in addition to the condo, you may be able to have an attorney file a Summary Administration, otherwise you will have to do a Formal Administration. In either case the attorney will be able to get you the authority to sell the condo pretty quickly. Even if the probate process takes a little longer you should be able to sell the condo.
You will have to hire an attorney to file the probate for you. If you need assistance finding an attorney you can consult the LAWGURU website, or call my or email my office for a referral.
