Can you surrender rental property without what out filing bankruptcy

The question appears to be: Can an owner of rental property surrender it without filing bankruptcy. If you are the owner of the property, and you have a mortgage on the property, and you wish to give the property back to the lender, you may be able to do this with a deed in lieu of foreclosure. If there are renters on the property, you may still offer the lender a deed in lieu of foreclosure, but there may be consequences for breaking any existing rental leases.
