With proper notice....of course it is legal if it is an oral lease. Why would it not be?

Two people can enter into a rental contract for any amount. If your landlord wants to increase your rent he can do so providing he gives you proper notice. If the lease is in writing, he is bound by the terms of the lease.

If you dont have a lease locking in the rental amount, your landlord has the right to increase the rent or even have you removed, with proper notice. If you're doing a good business and wish to remain at this location, I suggest you enter into a lease agreement to protect your self from future uncertainty.

If the lease is in writing, then you and the landlord are bound by the terms and conditions of the written lease. If the lease is a verbal, month-to-month tenancy, then the landlord can increase the rent or terminate the tenancy with proper notice.

If you have no written lease and want to stay in your current location, I suggest you get a written lease to protect you from this type of situation in the future.
