Obstruction

We have a new business that opened in October. We are located in a condo plaza. Since opening our landlord & the condo association has been fighting over who is responsible for erecting our storefront sign. To make matters worse we have been fighting with another condo owner about parking his delivery trucks in a compact car zone that blocks the entire front of our store. So it's been 5 months & we still have no sign and no visual from the street. Our business is suffering because of this. What can we do?

Hopefully there is some language in your lease covering this. Generally, there is an argument that your landlord is not providing what you agreed to rent. But an attorney will need to read your lease and hopefully could then convince the other parties to cooperate. Ultimately, litigation may be necessary but could hopefully be avoided.

You should send them both a demand. Who is responsible should be in the lease. Not having the sign could be a basis for withholding partial rent.
