Legal Question in Business Law in Florida
I am a technology firm who is an LLC. We develop software applications and another company wants to own 20% of an application we developed. I do not want them to own 20% of my entire LLC do do I form a private LLC or Corpoation for that applicstion to sell off 20%

You could accomplish this several ways. You could form a new company (sharing profits and losses according to the ownership structure); you could have an attorney draft up an agreement encompassing the obligations and rights of the parties. You should discuss this in more detail with an attorney to determine what is best for you.
