1 Year Later and Patio Addition Still Incomplete
In late December 2004, we signed a contract with a contractor we knew
socially for a patio addition. Architectural plans were provided to the
contractor for a patio that included slab, barrel-tile roof, and screened
''walls.'' One full year later, many many failed inspections, and weeks upon
weeks without work, we still have an incomplete patio. Verbally, we were told
that the patio would take a few months to complete, barring delays from
inspections. Our patio is about 65% complete after one year, with additional
problems that need to be corrected. Our contract does not list a completion
date, just states that the contractor will not be penalized for ''acts of god,
strikes shortages etc.''
Contract Price was $28,500. $17,100 was provided to start project. An
additional $5,700 was required upon order of roof tiles. Roof tiles were
supposedly ordered in late September but we have yet to have patio roofed.
(This was before hurricanes and roof tile shortage)
The contractor sends ONE man out every few weeks to do a few things,
doesn't return calls, etc. What can we do about project timeframe, patio
completion and money given for roof?

Send a letter requesting adequate assurances that the contractor intends to complete, and a time frame for completion. Good luck
