Legal Question in Construction Law in Florida
Builder has been paid all but final payment - finding out a lien has been placed on our property and now others are coming out of the woodwork. Amount is more than our final payment. Builder assured us they will be paid and release of lien given to us. What is our exposure? What if the subcontractors are not paid? Are we responsible for the entire amount?

Florida's Construction Lien Law is complicated. You and those that perform work upon your property must follow the law's provisions closely to preserve your rights. You could end up being responsible for payment to the subcontractors if you do not handle this matter in a proper fashion.
I suggest that you immediately consult with an attorney familiar with Florida's Construction Lien Law about this matter. Best of luck.
