Legal Question in Construction Law in Florida
Condo Stairs Warranty
Our condo buildings are less than 3 years old. The staircases to the second floor of our two floor buildings are made of wood treads and stringers. The engineer's report we had done recommends that all treads be replaced. There are 9 staircases, 14 steps per staircase. The owner wants to repair only 9 steps. What should we do?

Re: Condo Stairs Warranty
Since I do not have all of the details, I recommend you speak with an attorney for specific legal advice. However, I can offer some general comments.
It appears likely that you may have a case against the developer, the contractor and the subcontractor (if applicable). It appears very likely that a three year statutue of limitations applies to your warranty and that you are approaching your deadline. I'm not sure how much your damages are, but if it is significant enough to file a lawsuit, I recommend that you have a lawyer do so ASAP. If you miss your three year deadline you will likely have a very difficult time recovering your damages because you may be outside of your warranty period. Hope the information was helpful.
