legally, what is the worst thing that can happen to me for transferring a deed of a rental property to an LLC without telling the bank that holds the propertys mortgage? Is this criminla?

It is Criminal and a felony. You can face up to 15 or 30 years depending on the seriousness and amount involved. You should talk to an attorney if you think you may be involved in something like this.
