Legal Question in Criminal Law in Florida
Is this practicing law?
I'm not sure about the category, but I think criminal is closest, if applicable.
I am a commercial real estate broker in Florida. I want to start a consulting firm for the purpose of reviewing existing leases, negotiating new leases, and helping tenants formulate escape strategies within and without their leases. My question: since I am a licensed RE Broker, am I practicing law without a license, or within my rights as a broker? If I am ''over the line,'' will having a lawyer as a partner eliminate the issue?

Yes it sounds like practicing law to me but you can check with the Florida Bar. Lawyers who are practicing can't go into business with non lawyers.
